Most structural problems don’t announce themselves with a bang. Home inspection and materials-science references point to a consistent set of early indicators worth knowing.

A crack in the wall or a door that suddenly sticks isn’t automatically an emergency — but it isn’t automatically nothing, either. Two organizations with a direct stake in getting this right — the International Association of Certified Home Inspectors (InterNACHI) and the American Concrete Institute (ACI) — have each published reference material on how to read these signs. Here’s what they say, condensed.

Diagonal cracks that grow wider at one end

InterNACHI’s inspection field guide notes that diagonal cracks which increase in width, particularly ones wider at the bottom than the top, are associated with settlement rather than ordinary shrinkage.[1]

Two cracks forming a V or inverted-V pattern

InterNACHI’s reference material specifically flags paired cracks forming a V shape as an indicator of soil heaving, and an inverted-V or pyramid pattern as a sign of settlement or a drooping mid-span.[1]

Horizontal cracks in a foundation wall

Horizontal cracking is treated differently from vertical cracking across the reference material reviewed here, because it’s linked to lateral pressure pushing against the wall rather than simple curing shrinkage.[2]

Step (stair-step) cracks in block or brick foundations

InterNACHI’s photo reference library documents stair-step cracking as a recurring pattern in its foundation settlement gallery, distinct from straight vertical or horizontal cracking.[1]

Cracking that traces back to design, construction, or overload — not just shrinkage

ACI Committee 224’s report on concrete cracking distinguishes non-structural cracks (caused by internal stresses like drying shrinkage) from structural cracks, which result from incorrect design, faulty construction, or overloading.[2] That distinction — cause, not just appearance — is exactly what a structural evaluation is meant to establish.

Sloping or uneven floors

Uneven floors are consistently listed as a follow-up indicator worth checking alongside foundation cracking in inspection literature, since floor framing and foundation condition are structurally connected.[1]

Doors and windows that stick without an obvious cause

Frame misalignment is another sign catalogued alongside cracking and settlement patterns in inspection reference material, on the reasoning that a shifting foundation pulls the framing above it out of square.[1]

Why this distinction needs a professional, not a guess

ACI’s committee report exists precisely because classifying a crack correctly changes what should be done about it — the appropriate prevention and repair method depends on identifying the true cause.[2] That’s a technical judgment, not a visual one.
